The Importance of Regular Gutter Maintenance

Small problems can become bigger problems when you ignore roof maintenance. We recommend that you get your roof and roofline checked twice a year, in the Spring and again in the Autumn. Problems with guttering are by far the most common problem we see when we perform general roofing inspections Your gutters may only appear to have a few weeds growing in them, but left too long it can cause untold damage and be a costly exercise to remedy. Clearing your gutters at the first sign of a problem can save you money in the long term.

Common Guttering Problems

Clogged Gutters

Clogged gutters is the most common problem. Untended, gutters and downpipes get clogged with leaves and debris, trapping moisture and creating fertile ground for weeds to grow. Worse still, they gradually decompose, causing damp in your roof. The excess weight of debris and standing water can also make your gutters sag and pull away from the fascia. Guttering should be cleaned at least once a year; twice if you have a lot of trees nearby + additional checks after big storms.

Sagging Gutters & Pulling Away From Fascias

This is usually a problem with the hangers securing the gutters to the fascia. They can deteriorate over time and loosen from the fascia, or they may be spaced too far apart to support the weight of full gutters.

Leaks and Holes

Leaky joints and holes in your guttering renders it useless but the good news is we can often fix small holes and weeping joints with gutter sealant or a patch. Where the damage is more extensive we can replace just those sections that have failed, and so avoid the cost of a complete gutter replacement.

Improperly Pitched Gutters

Gutters should be fixed to pitch toward the downpipes, so water flows properly. If you have standing water pooling in your gutters that is not caused by clogging from debris, it’s not pitched properly.

Downpipes Draining Too Close to your Foundations

Downpipes or drainpipes should ideally extend several feet from the house, to avoid water flowing back into your basement or pooling around your foundations.

Ruined paintwork and a wet basement are not the only problems caused by clogged gutters. Overflow can also seep upward when leaves pile too deeply in gutters. Water can ‘wick’ into roof sheathing and rot it, and can even rot your roof rafters. Fixing that kind of damage could cost thousands of pounds, but is easily avoided it by cleaning your gutters each autumn and spring. It’s surprisingly inexpensive to hire a professional to clean your gutters!

Gutters are designed to do one thing, channel water away from the property – the roof, sides and foundations. They’re critical to protecting the structural integrity of your house. In order for gutters to do their job properly, they have to be kept in good repair, free of clogs, holes, and sagging. And it’s worth the effort. Gutters are one of those things where routine maintenance and inspection can prevent bigger roof problems in the future.

The choice to repair or replace your gutters is an important one.  If your gutters are falling apart, full of holes, or corroding, replacing them can be a better investment than repairing.  However, on the other hand, if your gutters are simply showing signs of minor damage, it can be better for you to spend the money and effort to simply replace a few sections, or to repair when appropriate.

If you’re not sure about your gutters, it is always best to hire a professional to take a look. If you’re in need of gutter repairs or replacement, we invite you to contact us today for a free inspection and quote.

1st Edinburgh Roofing will not only clean your gutters, but perform a free roof inspection at the same time. After we’ve cleared the debris from your gutters and unblocked your downpipes, we’ll flush them with water to ensure they’re flowing properly AND to identify if there are any leaks from holes or failed joints. We can also fit covers to chronically clogged gutters. If necesary we’ll also check and adjust all your hangers to ensure a proper flow of water to protect your property as a whole.

If your guttering is beyond repair, we can replace it, and indeed your whole roofline, as necessary.

Available in a range of colours, a new PVCu roofline not only looks nice, but also shows the house has been well maintained. It can increase the value of your house by making a good first impression on potential buyers. It requires no painting and minimal maintenance, making it a fantastic roofline solution.

Depending on your house style, some roofline colours will compliment it, while others may not. For example a dark blue fascia may not look as good on a red brick house as walnut or mahogany, while a light Oak coloured fascia, soffit and bargeboard with white guttering and drainpipes looks good against sandstone, for a clean modern look.

PVCu (often also referred to as uPVC or PVCue) fascia boards, soffits, gutters, dry verge and cladding now account for over 85% of roofline replacement and new builds in the UK and when installed professionally. PVCu roofline products are a highly durable, environmentally friendly, cost effective, safe, secure and robust product.

It is now widely recognised that the maintenance in painting, sanding, re-pointing and the technical performance of timber (which has poor thermal efficiency), especially for roofline, is no longer acceptable when compared with its PVCu equivalent.
