You don’t want your house to be the odd one out! We can also advise about any regulations that may apply to a change of roofing material to avoid any problems with the local authority down the line.
The Difference Between Natural Slate and Modern Roofing Tiles
Slate is a natural stone, whereas tiles are manufactured, either from clay or concrete. Each has its advantages and disadvantages. If you want a natural, authentic look to suit an older property – choose slate. While initially more expensive than tile, longevity is increased and repair costs tend to be lower. Unless your property is listed and must be roofed in slate, or is part of a slate roofed tenement where new roofing must match the existing roofing material, the choice between slate and tile comes down to personal preference and budget. We can help you make an informed decision on what best meets your individual needs.
Natural Slate Roofing Materials
Slate is a naturally occurring resource, mined from a fine-grained metamorphic rock. Used since Roman times, it can be easily split into thin layers making it a great roofing material.
It’s usually grey, but the shade can vary depending on where it comes from. It also comes in a wide variety of textures and patterns, which allows for some flexibility of choice, unless you are trying to match an existing slate tiled roof.
Most slate comes from Wales and the Lake District, where the quality is amongst the finest in the world. Cheaper imports are available. Slate is tested for strength, water absorption, discolouration, freeze / thaw cycles.
Slate looks particularly good on older properties. It also provides a high level of longevity and durability, great fire protection and is rot proof. It’s unlikely you’ll need to replace a slate roof in your lifetime if you maintain it.
Natural slates can be laid down to a 25-degree pitch. Its long-lasting properties mean that after the initial cost, you should have fewer expenses for many years.

Modern Re-Roofing Materials
Man-made roofing tiles are manufactured, mainly from fired clay and concrete. A hybrid tile with a large percentage of crushed slate is also now available, made to look like natural slate.
All manufactured tiles have the same durability of about 50 years, while natural slate has a much better longevity of at least 100 years.
Cheaper than natural slate, they are available in many different designs, formats, finishes and colours, because they are created and not a naturally occuring resource.
So if you want a cheaper option than slate, with more variety of size, pattern, profile, finish and colour, suited to modern houses, tiles can be chosen to fit any style of house.
They can be smooth in appearance or look rustic, to fit in with particular builds. Flatter tiles are simpler to fix, and if layered will increase the weather protection, but at increased cost.
Clay tiles perform at pitches as low as 15-degrees, which offers flexibility for many different roof styles.
